Larger units (2-3 beds, as opposed to 1 bed) tend to have a little stronger cashflow in our experience, but having a nice unit mix (some 1 bed, some 2, some 3) in a triplex or fourplex can also be convenient for you while living in it and open up options for good tenants to "trade up" within the building rather than move out when their needs change. 

The Bellevue market will keep getting stronger after REI sold its administrative building to Facebook, and after Amazon's announcement that they are hiring thousands in Bellevue.

The reason for this is multifaceted, but the main reason is that if you have a real buyer with their specs of what they are looking for, you can go shopping for that very thing and knowing you have the buyer places you in a much stronger negotiating and confidence position.

Nine of the last 9 years is even stronger in my opinion.  

This is a lot more of a personal interaction and carries with it stronger emotions if things don't go as planned. 

If you are licensed and have money, you are in a much stronger position with an off-market property.
