@Andrew Mittelstadt Yeah I would agree with the nickle and diming the thing is my car is a Suzuki and they don't make them anymore so the replacement parts will have to be built and then shipped from Japan which could take 4-20 weeks.

would likely pay for themselves but at this point that ship may have sailed unless you find a new base to market to. 6 months on he market is always going to lead a buyer to come in low.

I’m our acquisition manager and I can say the longest part was building the list through looking at dock sheets, parcels, D4D, etc.

Additionally, the seller's agent is refusing to allow me to speak with property manager to get a rent roll, copies of leases, etc, until he receives an offer, as he is worried someone will spook the property manager and they will jump ship.
