They agree before they sign the lease, and that's how it's written.If it's made out to all parties, and one disappears....presumably the others can't cash the check without their signature.

Furthermore, damages, even if proven, are perceived to be minimal since the vacated tenant is presumed to have found new housing and no items of value were left behind.The situation you described is a bit different.

Under the presumption of retalaition, the courts will presume that the landlord is illegally evicting a tenant if the landlord evicts, doesn't renew lease, or raises rent 6 months after a tenant exercises his rights.There was an incidence that would be in the 6 month timeline before the lease ends where something broke and the tenant didn't contact me through the proper channels as laid out under the lease and then hired somebody to fix it the next day before I had a chance to fix it.

If you are house hacking, I presume you are not independently wealthy and a hot target for ambulance chasers.If you want the best mortgage, you'll want a Fannie Mae loan, not available to LLCs.If you were hoping to cut back on insurance, why not consider getting good insurance instead of an LLC?

I presume you do M2M so that you never have to deal with renewals, can easily terminate problem tenants, and are still able to raise rents if/when appropriate.

The actual service for tenant screening is called "TransUnion SmartMove" so presumably only the TU report is pulled when you use this service.
