As they are all electric units (not gas), I don't have 220V service, in addition to the fact that washer/dryer can occasionally flood (4 units are on 2nd floor) as well as cost & moisture issues.I considered nad dropped the idea of coin op laundry given the buildings small size (6 units) and the fact that the outdoor "laundry shed" is not very secure and tenants constantly leave the shed door open and the coinboxes could be targeted, as well as I already have problems keeping neighbors from using it, etc.I am going to have the water company come out after closing, tell everyone to stop using water and they will check to see if the meter still spins - toilet leaks and faucet drips come to mind (I also wonder about possible main line water break, I had that happen twice in my life).

(I own an STR there and it just did "OK" the first year but now is doing well - of course just in time for me and the ex to break up and she is buying my half of it out lol but thats another story)Always remember also: 29 has a JT park entrance that is way less crowded than the actual JT entrance, and alot of "hardcore" outdoors people (im not one) have their reasons for thinking the 29 entrance is better. My only thing about the desert is how much its got in terms of lasting power as a destination, because honestly the desert to me is kind of a ****** place compared to piney mountains and salty beaches, etc. 29 also gets hotter than the rest of the high desert i think which sucks. But the advantage of the desert is that it is not only a vacation market, its a whole thing where alot of people are moving out there for keeps, and that helps drive the market in ways that you might not see in normal vacay markets.

It seems to be just a certain type of cooking/cuisine that causes this (with as much emphasis on being as sensitive to other cultures as possible) We actually dug into it a bit more today and it seems as though the microwave (above the stove doubling as the hood without an outdoor vent) is holding on to some serious grease/dust that is undoubtedly a large portion of the concern.

I like the way the hot water baseboards continue to give off heat after the boiler turns off and this makes the temperature in the rooms and on the walls more even and there are less cold drafts.
