In regards to why check needed to be written and sent in a world of of modern technology these days, that would be a question to Jay himself.

The “staging” comes in the form of posting great professional photos online including decorative touches like modern vases, flowers, throw pillows and blankets, table runners, etc.

We do a modern version of house hacking here in Las Vegas; we rent the casita at the front of house out.

Initially- the agent I bought the policy from says that thru  "American Modern" - the company I'm insured on the 1st Townhouse for -- - that there would be no discount for multiple units.      

When we first started purchasing these units we just try to furnishing it as cheap as possible so now a lot of the older units are in need of modernization.

I also have been doing more grays to modernize the properties too, but of course it depends.

I know that old houses were not always built up to modern code.

Or bring them up to modern standards where I can achieve good rent.
