It shows the value of the contract to you as a buyer, if it's just a dime, no judge is going to see that as a serious value in and to the contract and may simply dismiss your claims against a seller to force any agreement.If your seller never complains, if all goes well and there are no real mess ups, you really don't need to put a ton of money down.

Reason being he is representing himself and hasn't had to spend a dime on attorney's fee (I spent close to $4K) and the settlement terms was that he would pay me back less than 1/3 of the back rent he owes me and then stay a few months more to pack up to more but pay me rent while he is there.
