Yes, a single member LLC choosing to be taxed as a sole proprietor would be a disregarded entity in the 1031.However, it is always a cleaner paper trail if you can sell as yourself and buy and yourself to finish the 1031 and then contribute the property into the new LLC.

@Greg Scott, they don't have to go through public records, most are buying lists because they tend to be cleaner and it is easier to segment for the types of property and equity they want.This is why I recommend owner occupied motivated segments.

Another tip is to put a timer on vent switch,,,so it doesnt run every time light comes on, vent stays cleaner, lasts longer, and runs less ONLY when needed and shuts itself off.
