Verify if it’s on city water/sewer, if it has any liens against it, of the phase 1 environmental survey comes back ok, how the utilities are, if the profit and loss statements are accurate, and anything else that the park has.  

DSCR stands for debt service coverage ratio. to calculate it you take the lower of the two lease agreement or rental survey from the appraisal.Divide it by Principle interest taxes and insurance. 

Survey and divide the parcel and sell the rest of the property.Those are just some suggestions and they may not all work.

Development costs were limited to construction of driveways, the private road, county fees and surveying.

I did find sandbags locally and a friend and I did some surveying and figured out how to keep the water moving and not running into the basement.

I'm a big believer in GET A SURVEY...My biggest concern would be the surrounding properties and the neighborhood in general.  

Its used for the section 8 program, but their figures are the result of surveying actual landlords, I know because I'm often surveyed by HUD.

Its fairly easy to estimate hard costs like materials and labor, but what often gets overlooked is soft/holding costs like utilities, insurance, taxes, permits, grass cutting, costs of funding, transportation, survey, selling costs, commissions, advertising, time delays and contingencies.Make sure your numbers are strong.

It was rather alarming to see blocks full of adults hanging out on a Tuesday during normal work hours and openly use drugs but I'm glad to have surveyed the area personally as it has helped me narrow down my search for my first deal.
