The only thing is I have zero time to rebuild properties or do much managing on them.

I would liquidate every property that does not have positive cash flow and rebuild your investment portfolio.

Thank you, Nick, working on leads now...have  few...luckily we moved to a seaside community in NJ ravaged by Sandy (that came out wrong...I meant there was opportunity to rebuild the town, not good that people lost homes).  

But we also want to keep them honest regarding what a reasonable fee would be for the work they did.We otherwise always have received written bids for work we've had done (plumber, abatement, and rebuild for this issue, as well as roof leaks, AC repair, etc.).

Lots of old houses but the surrounding area is going through a re build and lots of historic houses in town.

I have two that are about to start, one tear down and rebuild by the Smyrna Market Village and one renovation/addition on La Dawn Ln.

Wondering what is the plan to rebuild there.I was up there about 10 years ago I bid on a commercial property and got out bid by Canadian super store.. spent 3 days there toured the tar sands ( awesome)  Just wondering what the plan is.

One normally rebuilds with insurance money, thus the house is new and gets sold at market price or they continue to rent it.

All you can do at this point is start rebuilding your credit.
