In my opinion and based on some observations, commercial property requires a firm that specializes in commercial management.

Otherwise, assumptions have to be made as to the features not directly observed.

Fire and Plumbing need to see everything before it is installed, then after the pipes are installed and need to observe testing, and only then should you sheet rock.  

Rentometer seemed fairly consistent than what I have observed in my area too, far better than zestimates of rent!

You observe cap rates in the market place by seeing what similar buldings in the marketplace have sold for recently.

You just need to observe whats happening and why.

What I've observed is successful people starting with smaller goals and surprising themselves when they surpass them to a large extent.
