I'm focusing on multi-family units right out of the gate.

The townhouse is connected to maybe a dozen others and it is a gated area.

The property management company I work for manages ~100 properties in the LA area, mostly in neighborhoods bordering the 605 freeway (Whittier, Downey, Commerce, South Gate, Bell Gardens, Pico Rivera, etc.)

It's a lot in a gated retirement community right near a top golf course.

I am going to be late for our meeting at Golden Gate Park.

That includes gated community, all the swimming, tnnis, bike riding etc at no charge- the golf is an additional fee.

My thoughts, out the gate:  If you don't have a Realtor who is experienced with investors, you may have the wrong person. 

Gone are the 3.5 - 4% interest rates where you could CF positive with 25% down right out the gate..CLE prices are at all time high, some people thought last year was all-time high, but I am still seeing prices higher than last year or the year prior.
