@Dawn Young I had a thought about doing something with tiny houses for homeless vets. 

& .... not to scare u away from MEM, not at all, it just seems that SE area is kinda slipping through the cracks (unfortunately) compared to how it was over there abt 10yrs ago .... and from what tiny bit of xp that my fam has with REI, we might not be of much help, but being a born & raised southerner, we can say that many southerners tend want some big ol' sprawls of space around us and come to expect it at them there kindsa higher prices.

Think of general quality of life, removing 2 kids while being pregnant from a tiny car, and then having 3 kids from a tiny car-- sounds miserable!    

I grew up around guns and was in a couple of different branches of the military years ago so that is not a huge leap for me but think I may feel a tiny bit more comfortable having it if I am at the house. 

That is what will make your house bad vs the others in the area.The population change is tiny and can be misleading.

COVID has put the tiny island on lockdown on many occasions ( one lockdown ending today) and has not affected my rental income at all.
