Again, I think it is specific to area- but when I can hit the sweet spot of just below the high end apartments, I am very happy.

We seem to be hitting a sweet spot now by manually checking/modifying settings.

This is the optimized sweet-spot in the Orlando/Kissimmee/Davenport Florida market. 

I'm guessing there are some sweet deals from lenders, but I'm just trying to figure out how to find them.  

In my experience, the sweet spot will continue to be "B" class.. 

In my opinion that even though I may not find a sweet like deal like this in a long time,  that another will come along, and I had rather take the cash now, and upgrade, even though the upgrade will not produce any more rent than this one, but the selling price on the back end will be much greater. 

The rents you collect could easily pay the payment on the equity line while you're using the capital, and you still have that sweet piece of real estate that will continue to appreciate.

I'm trying to decide what to now do and thought I would ask for opinions for the objective I have of helping this sweet lady which is simply to have her live what life she has left given her stage 4 cancer, with enough money to so she can pay her bills. 

Class B industrial is a sweet spot.
