In our teachers company where I always go, there is a Star of the Month board, those agents rank from 1st to 10th, the 10th agent got his "commission" over 10K a month.

I can have confidence in the property, the deal and run the numbers until I'm seeing stars but without connections to reputable lenders that are looking to put their money to work the deal goes nowhere.

This all started as I began to look into rebates that are available in my area for installing energy star rated materials so that I can evaluate the cost/benefit of having these products in my home compared to the additional cost.************************************ On a side note, this will be the first "branded" redevelopment that we've done, and we are going to sell the property as a custom spec home build.

That said, I've gotten and given referrals for my rock-star contractors, I want them to stay in business, and to remember me when I call them for help, so just asking other landlords and rehabbers for referrals works pretty well, as does asking for help in finding sources for materials for the same reason - the niche suppliers like the molding store I buy from don't make much money off me, and they're about a third the cost of the depot, so I pass their numbers out at every opportunity to keep them alive.
