He was even older and more old-fashioned than me, ha ha, and he just kept receipts for each month for each property he had, and he did use Turbo Tax for landlords at the end of the year, and did his own taxes, though.My spreadsheet showed him income each month, and year-to-date.

I believe I could ha e rented for $50 more than I did, but we had the numbers done before we purchased the property so the rent raise when the property becomes vacant will just be a bonus.

If that's the case, if the HA knows the problem is the tenant being uncooperative, they should be more lenient with the owner and get on the tenant's case for him, to let him in to fix things.

For now, I am just a free consultant for my landlord friends ha ha.Just today, I was walking by the dumpster outside that is under one of the old-fashioned garbage shoots, and of course, there is garbage all over the ground around it, because tenants just throw garbage into the shoot without bagging it first.
