What systems do they have in place to screen criminal/credit histories?

.- One of the tenants has a criminal background.

I consider it more important than criminal or credit check.

He has a solid full time salary employment of 5 years, makes 3 times the rent, has good credit, no criminal history or even a parking ticket.

Even once the building is full, you should expect to have a lot of turnover, criminal activity to deal with, etc.

Just a followup...In regards to open accounts on the credit report, you also want to be comfortable that the applicant is able to pay those monthly payments as well as the rent, and will not be "juggling" their money.I also did not mention what is for me, the last step in the application process: criminal background check.

Its a Federal offence.

I'm just pretty concerned that I won't be able to continue doing business as a wholesaler, knowing that a double close isn't an option anymore and clearly I can't assign a contract without opening myself up to possible criminal charges. 

And, civil matters can also open the door to criminal matters, lots of smart people in prison!
