But there's a lot more to think about with code, load bearing walls, etc. that if there isn't already a spare room framed in that just isn't being used as a bedroom currently, it's not as easy as Brandon Turner would lead you to believe. 

Ideally you should save some money and have a spare savings for down payment and also have still extra cash to handle unexpected situations such as repairs or vacancies.

I'm busting my tail to try to make every call I can in the spare time I don't have, lunch breaks, the drive home, etc...

If you are going to be using a realtor to sell your properties, they shouldn't have a problem giving you access (spare me the argument about ethics).

In my spare (lol) time I have been working the real estate. 

This land flipping thing can easily be done in your spare time and with not much startup capital.
