For mine I use Antique White flat with Semi-Gloss white on the trim for nicer rentals.For lower end rentals I just a 1 color flat ceiling white.

If the dead bolt had “no exterior access” it means it’s one of those 2 piece deals that’s just screwed into the door and door trim/frame.....shouldn’t be significant damage forcing it open.

I concluded after paying ~$500 in city fines I could have mowed all my houses for a majority of the year for the same price (internalizing the cost and providing a value-add service to my properties).So starting in 2014 I contracted to have a basic lawn cutting done 2x a month for something like $20 a house and felt I really had a good benefit for my tenants (DID I MENTION THIS WAS A FREE SERVICE)...one house in particular decided that if I was mowing for them then I had better be edging and bush trimming and proceeded to call my cell phone (back when I gave that out to tenants, ah the good-old-days) telling me that the lawn crew left clumps of grass in the yard and didn't rake leaves from under the bushes.

I had many problems with them, being loud late at night, trash on the property, and basically had to send a 30 day notice to get them to leave.They actually left the property in pretty good condition aside from some damage to trim around a doorway while moving their couch in, and a ding in the brand new stainless steel fridge.Their security deposit was $875, of which I deducted the following:$30 for one day of rent$60 for fixing the wood trim$100 for the ding to the fridge$258 for a plumbing charge from them using flush able wipes that led to me having the main line snaked out.

We have custom oak cabinets and the window/door trim is wood stained a medium brown, so we don't want to overpower the area with a wood grain floor.
