I'd be interested in even getting a better roof (i.e. metal) if I didn't have to pay for all of it at once.  

It can be hard to coordinate all your metal finishes, but it's worth a try.

The current windows are single pane metal frame.

I cruise around to different houses on a daily basis replacing metal windows with vinyl.

Agreed your post is a great wake-up call for attention to details.We stole a 6-plex because the sellers PM had created a toxic environment & as a result had 2 vacancies that apparently sat empty for 3 years.

Because whenever I think I'm 'missing out' on easy returns, a few visits here give me tales of year-long evictions and squatters.

Siding and roof are metal and it has CH/AC.

Dan says get out of my way, as he starts hobbling with his cane, punk 1 grabs for the camera, Dan instant reflex hits the guy across the face with his metal cane, Punk 2 comes at him from behind and Dan knocks him on the ground with a swift elbow to the chin. 

10 years ago I wouldn't have been able to tell the difference between a wood screw and a sheet metal screw... and now I'd say I'm pretty good at everything construction.
