@Melissa Roybal You have two issues on a strategic level: the first problem is that while your cash flow looks great on paper, over time capex will exceed cash flow.

So you have to be meticulously strategic about when you opened new cards in order to purchase land, get permits, buy materials, and pay for labor.

The ink isn't dry yet on my closing and I am ready to buy my 3rd investment, but I need to know how to go about strategizing the next deal.I did a refi cash out on my 1st investment to buy this 2nd home out right, is this the smartest way to continue to buy or does anyone have some ideas?

It takes a lot of patience, strategic financial planning and most importantly a reliable and punctual team to finish on time.After your first flip, you can then figure out your strategy for a BRRR or even see if that's the route you want to take.
