If it was transferred to an LLC which they do not retain the same beneficial ownership, it could be considered a default and yes, then transferring back to the individual would cure the default.There are however several other portfolio loans which are available to finance into the LLC directly along with a personal guarantee of the member.

FYI, thought I'd drop this here for others who are trying to determine if their property is in:The Town of Yucca Valley: (stricter, faster to get permits, more organized, will likely have to pay to have your property connected to the new sewage system), or...Unincorporated / San Bernardino County: (less strict, less organized, slower to get permits, not part of the new sewage system plan).

The drain tile system is basically a 4” corrugated drain pipe that’s underground of the parameter of the property that links to a sump pump the pumps the access water to the sewage drain pipe.

One of the biggest things that I've been finding that kills my numbers is it seems about half or so of the current Owners are paying atleast water/sewage (not passing it onto tenants) and in some cases all utilities.

Plumbing could have broken pipes, sewage could be cracked, electrical box could be shot, pests would be a huge problem in my guess.
