As Curtis was suggesting, I find it funny that people seem to think that if they use a contract, insist in their contract that the parties are defined as they wish, that they will be viewed in that light instead as seen under regulations and law.

For those that insist on breaking laws and ordinances, I'd think the smaller the size the better, like the size of a dollar bill as it may be mistaken for some windshield flyer and not a sign.I'll post my attitude again.......Anyone who is knowingly and willing to break laws and ordinances screams their business ethics to the public, you know they are willing to cheat some, the only question becomes, to what extent will they not cheat or break laws?

This has to be a conscious decision, and generally I advise against it, but some owners insist...Trying to run a rooming house, OTOH, is a giant pain... you have personality conflicts to deal with on top of "normal" rental issues.

I had a tenant vacate the other day and while doing the walk through they stated "oh yeah, we change the filter every 30 days"...so I opened up the return and this what the filter looked like:What amazed me was after I showed them the filter they still insisted they changed it every month....unbelievable....

I still don't understand why you're still so insistent on the debt thing -- your comment "less debt enables you to help others" really doesn't resonate with me (nor does it make mathematical sense).If I have a $10M net-worth with $1M in debt and you have a $1000 net worth with no debt, who is in a better position to help people?
