I manage my own properties because of all the horror stories out there, so I'm definitely biased, but - I would lean towards the little guy who doesn't pretend to know everything - it may cost you less to have him refer you to actual specialists if you need them & not have his fingers in every pot.

If not beware you're likely to get the mortgage called.Do you know the right sequence to follow in closing the transaction so you don't open yourself to a future claim of possible insurance fraud or lawsuits because you have two policies and each point the finger at the other to pay a claim and in the meantime the bank finds out about the sub2 because of the claim and then they exercise their due on sale clause on you.Sub 2's are a great tool to buy properties IF you know what to do and how to do to minimize risk.

I've actually lost feeling in my finger tips from being on a computer the past year, no really big deal,  I'm also getting a pain in the elbow as well, as they say, suck it up, no pain no gain.Perhaps that might be why I don't type with wine and roses, just a few hundred more words that new, sensitive, folks expect being coddled as the babes entering the business world think they are entitled to.

You could also have liability insurances issues as your acting outside the scope of one profession won't be covered and you can have two different companies or policies pointing fingers at each other, that could be a mess.Newish Realtors come into RE with trusting attitudes, I assure you those attitudes fade in time over they years.
