Those who do invest in MF also are peeling back because deals are not closing out, money is tied up and some with capital calls.You will need to put together a very detailed pitch deck, a PPM and other documents to solicit funds from investors.

Then deck them out with luxury bedding, decorative lighting windows, built in tables and benches, lofts with stairs along wall, composting toilet, propane heated shower, propane heated bathroom and kit chen sink, microwave, composting toilet, solar powered electricity.

I'd rather learn how to swim in the pool than learn how to swim on the pool deck. 

Most of the SFHs are also not close enough to downtown for me to reliably consistently get roommates and there are a lot of new apartment complexes being built so I have studio apartments to compete with. 3 bathrooms are also very rare, so if I was able to find something before it was finished and I had the option to allocate funds towards a 3rd bathroom as opposed to a deck or something, that would be ideal.
