This is more costly then getting a regular inspector and not required if i am using the streamlined product; question is would I be saving time, money and effort by having a report that tells me what to fix such that I meet the FHA guidelines?

I'll be moving to Portland, OR in the next few weeks and could do with some guidance in finding good deals on properties there.I've started researching properties in OR and am using various online tools to search for properties, some even as a paid member to get access to Foreclosed and REO properties.

It is just how it works.It amuses me when investors complain here about contractors negotiating for work, or tenants negotiating lease terms and payments, or brokers charging a certain commission......when they brag about buying properties below market.  

Now, right now I am using a flat 20% of gross rents PGI for rep/vac/capex and it just feels right.

A couple other questions:1) If I am using private money, do I still check the "all cash" offer box?

As of now I am using Zillow and comparing other properties on the same street or area.
