If you're going that big for a relative, you should throw in an antique foreign coin about the size of a quarter. 

Yea it's pretty hard to come in randomly & get a deal with enough meat to pull out all of your coin.

you dont have to 1031 to get cash you dont have to worry about recapture etc etc.So thats one side of the coin.

Your agent should be advising you on walk throughs prior to closing, so you may need a new agent but I wouldn’t go filing anything as overall you ended up on the better side of the coin on this deal.

On the other side of the coin, with low rates, some people could take this as an opportunity to get into the market if supply does increase.

Risk that refi does not work he way you think or hope it will.. and of course 2 to 5 years from now maybe you don't get the great rates you get now if you just go out and buy 10 homes in the next 90 days at historic low rates and lock those in for 30 years.. your risking rates being 50% higher and cash flow not as good.So that's the other side of the coin.. think about it.. and maybe you really want to buy a 750k mutli family and bunch the whole SFR idea.. if its rental income you want.
