I haven’t been able to figure out how to cash flow in my neck of the woods without a sizable down payment and would love to hear your take.

It is usually tried and true.The only other thing that draws concern (at least it would in my neck of the woods) is the fact that all of the units are 1 bedroom. 

And in our neck of the woods, inspectors work weekends and drive around.

But right now I was thinking about using a turn key service somewhere in the Midwest to get the ball rolling for the time being and see how it goes.....I have been looking at Ohio cash flow, but the bottom line is my wife and I don't have the time or mental injury after the last two years of total stress to dea with ALL the intricacies of flipping or managing ourselves....  

But the question is:  If someone falls down the stairs and breaks their neck, who is liable?
