I would assume that most of the people that choose to sell to a direct mailer / fast cash buyer are desperate, inexperienced, or uninformed about real estate values or procedures.My father has received a generic postcard almost monthly for years for a property that he inherited. 

The huge number of unknowledgeable, unrealistic, unethical (intentional or unintentional) and inexperienced wholesalers operating with no oversight produces problems for seller's and hurts the reputation of the real estate industry.  

The inexperienced syndicators tend to offer higher pref's and less back end promote to entice investors capital their way over the proven operators.If a passive investor goes that way they need to make sure it is a small percentage of their portfolio holdings because of high risk factors. 

The difficulty I have seen with inexperienced investors on more than one occasion, is they want to start with an offer SO low that it doesn't get taken seriously.

But again, just not my cup of tea around here anymore.

I am inexperienced with the real estate professions (obviously), and will keep these recommendations in mind.
