Only a new roof (105%) and refinishing hardwood floors (100%) make that cut. 

Beyond that the standard playbook is to replace the old carpet with vinyl that looks like hardwood, and then add area rugs that you can buy from Walmart or Home Depot (if the current flooring can't be saved).

I ended up putting floating hardwood panels instead of carpet and vowed never to have carpet in my home after that experience.Outside in the backyard, it was a jungle with debris, leftover lumber/wood/scrub, and grass two feet high. 

since my houses are empty and I don't want to attract attention by having a sticker on the window,  so I just put the paper on the hardwood floor so when they look through the window,  they see it.  

As a result, a twelve year old engineered floor is worth far less than a solid wood floor.Is it common practice to shorten "engineered hardwood" to "hardwood" in listings?

Painted entire house, painted cabinets, new granite and refinished hardwood floors.

Install hardwood, laminate or file floors and eliminate carpeting; use blinds instead of curtains and have a fenced yard.I hope this information helps.
