I think you'd have an issue with recourse for the lender since you can't just sell your interest in a syndication at some price - They're written to "encourage" you to stay in for the life of the deal.On HELOCs (ie non-tax-sheltered funds) that kinda makes sense since I think most syndications would beat a HELOC (or better yet cash-out re-fi) rate.
