It's amazing how much mess a single woman, who dresses to the nines outside of her apartment, can make.

She is impeccably dressed etc.She unfortunately now as a senior finds herself with only Social Security Disability and Section 8 Voucher, will be getting assistance to pay her utilities. 

And how are you supposed to dress when you meet them?

Fancy spreadsheets from Bigger Pockets or other Web sites look nice but are for evaluating your own fix and flip profit, not when you are wholesaling.

Nothing too fancy, but nice enough to feel more "homey" than they do now.   

I'm looking at a total cost of 70k-90k after renovation (not fancy but with dishwasher/washer+dryer in the units) and about 1.5-1.7k gross rental income per month.

Seems well qualified in the area of REI.I've been down the whole GURU path dressed up nicely as mentorship.Your guy doesnt sound like a GURU but I would be very interested in how you progress.
