Really looking for a system or process where depending on a certain task, I can manage the supplies and equipment needed to complete that task.

They will be best equipped to dissect the bylaws and map out a conversion path. 

All done in a effort to make me the best-equipped small fish in my large pond.  

So we then  painted the whole joint, repaired the rotted fascias, replaced the ancient AC/heater, new pool pump equipment, new concrete driveway to replace the crumbling asphalt, new landscape, updated bathrooms (resurfaced shower, nice, new cabinets/sinks, but off Craigslist), more new flooring extended throughout the entire house... even some upgraded pool furniture and a nice BBQ outdoor kitchen as we were told we are in a high end area that requires these types of amenities. 

My accountant is telling me that if I have a LLC that buys and rents property and Im the owner of that llc, that I can not have a separate company (that i own and do the work) manage the properties, and take depreciation, equipment, materials etc. in both companys.

This is case by case and excludes anything needing special equipment or knowledge.  

@Roy N.Still looking for advice on my original two questions if you have any insight. a) Finding off market deals in the condo/apartment/townhouse spaceb) Equipping yourself to deal with negotiating off market deals Getting a handle on both the above items would be hugely beneficial.

Much of that will be equipment for our primary business to function well.

Understand if/what wells and sewage treatment equipment you'll need to operate.

In my area, there is a requirement for cooking equipment (stove or microwave) to be provided by the landlord, but no such requirement for refrigeration.
