ha, congrats @Chandler Kennelli'm sure you're ahead of your class if you're reading through these forums on your free time.Never thought BiggerPockets would be a source for leadgen in rentals...I definitely would be happy to have you apply, but as you might guess, one of the roommates is bringing in his classmate  to add to the lease (hence why I'm asking about addendums).I can put you in touch with the tenant and you can interview with him in case the other falls through if you'd like.

@James WiseI propose a JV to sell firetrucks to landlords and fill this void in the market nationwide.Of course we would highly leverage the purchase of the firetrucks for no money down and low monthly payments.Then we would rent, lease or sell with owner financing the firetrucks to the landlords and make the landlords make the payments for us as we get rich....beat the landlords at their own game ha!

Someone like that will probably be a pain even when they're insured ha ha.Although, I suppose they can't come after you for a rent abatement, if their insurance coverage put them up in a hotel.
