thank you for the advice Michael, that sounds like a great idea, i signed up for a few of the groupd that get togrther here in my area, it seems promising and career boosting.

I did something similar in the area and 5 years later and after an equity boost in the market, I still don't have enough to refinance to make it worth it. 

Additionally, online rent collection is key, as are the added benefits of things like being able to report a tenant's on-time rent payments to the credit bureaus to help them boost their credit score (added incentive for making sure they pay that rent on time).
