The plan is to put a larger downpay to minimize cash outflow per month and hold it for 5-10 years for it to at least double the value so I can rebuild or sell to a builder.

The purchase at 25% and closing costs uses up my disposable funds but I don’t need to tap into any retirement accounts, I also have enough to cover anything major if it occurs prior to rebuilding my investment funds (although hopefully it won’t come to that)

That may be insurance fraud if they do that, the insurance company is paying them to rebuild, I'm no expert but I'd make sure this is allowed before just doing it.
