The penalties, even for a first offense are crippling. 

Also, I'd include a clause about dividends not starting until after a certain maintenance level of funding has been hit (don't pay out all the surplus -- you never know when a plumber or tree guy has to be called in).This is a variation of Think Globally, Act Locally.  

Card not Present (CNP) is one of the worst abused / fraudulent forms of payment globally today.

Rather than taking offense, I ignored it and did what I needed to do in order to do the deal, which I still was a part of. 

You would think at some point anyone making less than 100K would simply move but that doesn't seem to happen.On top of that certain global cities attract global capital.

Two of my closest friends have no college degrees and one does very well with a specialty position in a hospital's bio-med dept, the other is the VP of Global Procurement & Manufacturing for a major fire control manufacturer.Not bad for three guys without degrees.College will open doors no doubt, but that piece of paper will not keep you in.

In other words, you can't say "no felony convictions ever", but you can say "no felony convictions in the prior three years" - and other similar limited things, such as "no drug related felony convictions in the prior ten years".Of course, I still say "no prior convictions for sex offenses ever" ...

These offenses and fees are clearly stated in the lease.
