I have been actively monitoring Loopnet and Redfin in my target areas, but as has been stated already, alot of what is view-able there isn't at the most attractive prices.  

I will say though - I have found so far that I have to monitor things very closely to make sure that expenses are tracked correctly, and that I get information I need about the property. 

Run security cameras in the laundry room (had a few issues with theft), boiler room, and the outside of the building for tenant security/general monitoring.

After all, there is a impact on guest privacy.Note: we do not actively monitor guests / activity.

I plan to monitor this with the tenant to make sure it works, but has anyone ever found this issue to be caused by something as simple as a dirty air filter, or is it common to get an AC unit that is a lemon?
