I just helped a client of mine close on a 3 Family in New Bedford for $240k that pulls in $2,700 Gross Rent per month.Massachusetts is an expensive state when you look at Boston, but when you start to look at the SouthCoast in cities like Fall River and New Bedford where your average 3 family is selling between $240k-$310k there is still massive opportunity for cashflow.Especially since rents are still on the rise and the average rent for both cities is getting between $850-$1000 rent per unit.Where there is a will there is a way!
