Ultimately what matters is motivation and persistence.

Persistence AND belief pays off.

That's what property management companies do, they constantly try to recover whatever money they can by being humble, persistent, and appealing to tenant.

My guess is that, like any biz opp (and chasing overages is a business, not investing) those that buy the course may be disappointed that it requires both effort and persistence, two qualities in short supply among would-be entrepreneurs.

Persistence is the key here.

I admire the persistence.

Be persistent in your search and ready to jump when the property that fits your criteria presents itself.

Of course, this is going to take incredible persistence, patience, and diligence, but I am certain that with all three characteristics (along with some good luck), I'll be able to make it.
