The strong fundamentals of the Austin area economy and housing market remain unchanged.

The key is not necessarily what niche industry (of course I'm a huge fan of Self Storage) as there's fact & opinion, and sometimes it may even turn into an argument, but look for certain fundamentals that are present in all of these.Because at the end of the day, everyone on here is posting about real estate - so is Self Storage better than condo's, better than multi-family, better than SFH's, better than private money?

My CA clients the fundamental question they have is do they want to own property in CA for the next 8 to 10 years or longer for the next potential appreciation cycle  or do they want to fully cash out for max equity transfer and do something more hands off with NNN?

These banks typically have a better understanding of the market fundamentals and will offer you a higher LTV.  

There may need to be more of a "rebalancing", but I see that more likely in the form of broad based measures (print more money to subsidize lower earners, increase taxes, etc) - which fundamentally, I don't see being catastrophic in light of being bullish on next decade of economic growth. 

If you want to be a landlord and real estate investor, you'll have to learn how to screen and manage your own tenants--it's a fundamental part of the gig, so the sooner you learn how to do it, the better.2) "Is now the right time to get into the market?" 

@Bryan Otteson I want to purchase 2-4 units turnkey properties first because I wanted to secure passive monthly income ($10K-$20K/month) giving me the flexibility to learn under a mentor's wing the fundamentals of syndication.

I want to make sure I am not missing something fundamental. 

Have you already read the Ultimate Beginner's Guide here https://www.biggerpockets.com/real-estate-investing, it would be a good book to teach the fundamentals of investing that should work anywhere.
