Maybe I've seen Goodfellas too many times, but my imagination runs wild when it comes to what was on that carpet that needed disposing of.

This may include a disposal, fridge ice makers, or even just fancy finishes.

These type properties often require you have a good reserve fund(B)oth - lower appreciation (4), but more cash flow ($100-200)(C)ashflow - still appreciate (1-3%) and produce ($200-300) in net income(D)isposable - no expected appreciation, $300+ Cash flowOf course you will find some variance, especially with level of rehab.

Before you rent out the property be sure and replace anything that may go out in the near future...water heater, HVAC, garbage disposal, faucets, toilet mechanisms, supply lines to toilets and faucets, dishwasher, etc. 

You could also do a refinance on your current property and use additional funds to purchase many investment properties, there seemingly is a lot of options at your disposal!

Forward to 18 years later, when I was finally able to sell them for just about what I paid for them, and was happy to dispose of them.

Any water heater that is disposed of will have the remaining depreciation accelerated with the exception of any amount you sell the water heater for(scrap) etc.Consider looking at doing a low-cost cost segregation.Mark H.

If you plan to dispose of properties over time, you may have issues with a blanket lender as often times they want a minimum overall loan amount as well as min. values per property.
