Before you rent out the property be sure and replace anything that may go out in the near future...water heater, HVAC, garbage disposal, faucets, toilet mechanisms, supply lines to toilets and faucets, dishwasher, etc.

Any water heater that is disposed of will have the remaining depreciation accelerated with the exception of any amount you sell the water heater for(scrap) etc.Consider looking at doing a low-cost cost segregation.Mark H.
