However, this is a problem with purchasing properties with tenants, not only is it harder to evaluate the condition of the unit (the tenant takes great care, hangs a bunch of family photos, vacuums the floor, and puts cute decorations in the kitchen like "FAMILY" letter sign, so you subconsciously ignore the carpet stains and the drywall hole behind the couch), you also don't improve the property right away, leaving you with a larger cost later on, which you must refinance again to take some of it out.

The fact the term 'landlord' and 'master bedroom' and 'mother in law suite" is allowed in California is shocking (I'm being honest).The state that says "pregnant person" rather than "pregnant woman" should have 'refreshed' RE terms by now. 

my best recommendation for PM is find a local PMC, not a national brand one, find a PMC that has smaller size but managed by a super man/woman in this business where she/he can take care everything correctly and properly.I am having five PMC at this very time due to geographical differences.There's just no way I would ever want to manage property out of state myself.

Hello, I’m trying to decide whether this is the time to sell our fourplex in the cute tourist town of Leavenworth, Washington state.  

So . . . tenant hangs something on the walls . . . picture wall in the living room, 5 things per bedroom, and of course holiday lights and a cute mirror.

So your exterminator happens to come the day after they feed, so thats 5 more days before the bug will come out of hiding to hopefully come in contact with the kill spray.I lived in apartment building in Chicago, where a woman moved in that had bed bugs, within 2 weeks all 8 floors of the building were infested, and eventually i moved out cause they were unable to kill em off.

~Add some fake plants, decor pieces, etc, and maybe some cute desk items.
