The current owner of the home only bought the parcel of land which the home sits on, and not the adjacent vacant ( and "undevelopable" as classified by the town due to not meeting zoning requirements) parcel of land that the previous owner also owned in conjunction with the house parcel.

Number of properties doesn’t matter if you over paid and over leveraged.I’d think a new investor would be classified as someone who hasn’t managed through an RE downturn, and that makes me a new investor.

I only ask because it seems like most reasonable people would call it by what the majority of the work (and or cost) would be... and in this case like you said it's tree trimming.I would classify yard work and tree trimming as similar but separate tasks... and would argue that I didn't authorize the tree trimming (because I didn't know about it).
