My two thoughts are:Invest in mid-west, more recession proof, places like where I am from in Nebraska.

If I had to guess, is your property in South East Michigan? 

I tried looking in various neighborhoods throughout different areas of the East Bay, then Sacramento, then Bakersfield until finally it was suggested to me that the people that talk about how they are getting 2%rule here on BP are not investing in California, but in the Midwest or certain places in the SouthEast.

Fyi you can't cite Nebraska cases (or Arizona, California, New Jersey, etc.) as authority when a case will be governed by Florida law.

My partner @Ryan York and I invest in the Southeast Michigan area, Metro Detroit to be specific.

I have been looking at Nebraska since I lived there the past year and the Midwest seems like a reasonable place.

All these homes are in southeast Georgia, all center townhouses in an HOA community where a monthly fee I pay covers pressure washing, lawn care and access to some neighborhood amenities. 

I'm a relatively new investor in the Southeast Louisiana area.  

Im  just getting into real estate investing here in the Omaha and Lincoln  area in Nebraska.

I have searched north, south, east, west and coming up blank.
