I am working with a blind woman now who is employed but gets govt, support and would gladly share with other tenants. the hard part is finding those with special needs and the govt organizations that could support this type of housing. would be interested in anyone who is doing this now outside of college student housing which in my area has already been priced for the higher rents paid by the room with all utilities included etc.

To be fair, I would agree that there are situations where their are investors "wasting" the listing agents time, by making unrealistic offers, without doing their homework, and blindly ignoring any specific instructions in the MLS.What makes you think I would "back out too".

These state documents don't guarentee that the corp/LLC is clean as there could be other liabilities.Mechanics liens can be filed up to 6 months after the event and law suits can generally be filed up to 2 years after an event, so when you buy a corp or LLC you're flying blind for maybe 2 years or longer.With all the negatives, most investors I know like to start new with a brand new clean LLC, rather than risk buying somebody else's trouble.Welcome to BP
