@Lauren SandersThe good deals I've gotten are on ones that have scared others off.Asbestos roofsBox gutters that are DOA, (Not FHA) eligibleI did get one with pure speed, was on the market for 5 mins called the agent and got in that day and made an offer that day for asking, whole thing took maybe 5 hours.I've gotten offers rejected hundreds of times, I've even been rejected when I have the best offer because the seller favored an life long neighborhood resident.Just keep trying!

I made an offer $25k under the HUD listing price (that had gone down by almost $30k while it sat), it was rejected one day and accepted the next day..again no one looked thereNone of the above means I am GREAT or SPECIAL or UNIQUE....I am hoping it simply shows people that if you increase your ACTIVITY and EFFORT and FOCUS on solutions and profit, the actual timing and the market DOES NOT MATTER

I assume that a realtor would want me to use a standard contract… Assignable of MLS will likely get offer rejected as too risky of not closing.

Embrace rejection, adversity, failure as components of success.This i believe is what causes paralysis by analysis.We are going to be rejected massively when we make offers, cold calls etc with only a small portion of sellers,lenders as our"gold at the bottom of a sales funnel".Collect data as we go along and learn.Momentum will kick in at some point then it gets "easier"

I have no idea what the negative aspect is of getting the money early and why anyone would reject that.
