This was a 1500 SF raised ranch where I painted the siding, replaced one large window, some misc exterior work (trim, and 14 SF of siding patch), Garage door replace, new WH, electrical to code for kitchen/living work, and added bed lights, refinished 900 SF hardwood, added 300 SF engineered, moved a half bath and made it a full bath, added a ductless mini split in the living room and then cosmetics.

This doesn't mean they need granite and hardwood but we think we should be making an improvement in our community as a primary goal of our investing.

We have the following options on floors Option 1: clean and Degrease hardwoods by hand to evaluate true condition.

We have contractors starting tomorrow to level the floors, then we begin the conversion, bathroom sub floor, drywall repairs, paint, and refinishing hardwood floors.

Hey guys,Was wondering what you think of this analysis:SFR - 3 bed, 1.5 bath, 1200 sq ft, detached garage & carport, large fenced yard, all hardwood floors.

We did not purchase any of the properties he went with us on, but he did get the replacement window work on the property we bought - and he set me up with a great hardwood floors guy.

It might be something you have no control over such as a big back yard, or it could just be that hard wood floors and a nice granite kitchen sells quick.

The "best" floor is to use the original hardwood floors and refinish them. 

My family is going to handle the kitchen/bath and hardwood refinished but open to exploring options.

Question: is the floor hardwood or laminate?
