Yes, you CAN use leverage to enhance your profits and control more properties, but to say "you'll always make more profit by using leverage" ignores negative spreads between asset yields and debt costs and always assumes assets will appreciate.

@Daniel MillsWe've almost never sold a property with boarded up windows, but I view boarded up basement windows as a permanent enhancement, not a temp situation.Windows above the basement are a totally different story and we would remove the boards to sell unless we are flipping totally as is and need the boards for security.

We have a DB of thousands of possible buyers on top of the usual channels (costar, loopnet and the other channels). we also have good relationships with other brokers that we collaborate with on a regular basis that increase our reach.
