You should spend the coin and hire an attorney for anything beyond a DORA contract. 

Both do the job.If your goal is to buy houses, you flip a coin and get started. ;-)

We also have a coin operated laundry mat on 2 of the properties which brings in 100 per month, and garage parking on each building which brings in another 100 per month.

I live on the top floor.. other than noise the tenant does laundry every single day, every single freaking day.. we are planning on buying a coin washer for that problem.

I understand both sides of the coin and can see the value in both but I'm wondering what do you guys do and what works for ya'll? 

Im at risk of making myself sound like a wacko here... but i like to think that my silver/gold coin collection is a better hedge against the next crash than US Dollars would be since precious metals tend to appreciate during economic uncertainty.
