In that way on those smaller deals I am getting 3 points of return ( commission twice, equity, cash flow) for my time which boost the returns up to an acceptable level for me.

It was listed at $448k, it did $80k in gross revenue last year, and the property had room for improvement to boost the revenue figures (kitchen/bath updates, deck updates, hot tub, etc).

I like 25% down on conventional, gives me a 5% boost from the bottom end (20%) and usually helps me cover the errors I most likely made.Controlling my own personal finance and spending is a lot easier than controlling local governments, contractors, managers, or tenants.
